Property type tells you how a building earns income—and where its risks usually begin.

Definition

A property type is a category based on how real estate is used and how it generates income. Major CRE types include office, retail, industrial, multifamily, hospitality, medical, self-storage, mixed-use, and land.

A property type is similar to a business model. An office building earns rent from companies that need workplaces. A shopping center depends on retailers and customer traffic. A warehouse serves storage or distribution. An apartment building depends on household demand, while a hotel effectively sells rooms one night at a time.
