September 29, 2026 · Queens / NYC · $8M–$55M
As of September 29, available evidence points to uneven improvement in financing access and parts of NYC's transaction and leasing markets. It does not establish a broad recovery. This edition focuses on Queens / NYC assets around $8M–$55M.
- Financing availability and borrowing cost can move differently.
- Transaction totals do not establish an individual property's value.
- Office performance remains differentiated by quality and location.
- Multifamily demand must translate into lawful income after costs.
- Funded capital work and sponsor execution support closing certainty.
01 / Executive Summary
The Q3 reading
September's Fed rate increase complicates a cheaper-debt narrative, even as earlier lending evidence shows selective easing. First-half sales and August Manhattan office data provide useful context but are not full-quarter Q3 results.
For multifamily, rising market rents do not eliminate regulation, insurance, taxes or CapEx. In Queens, neighborhood demand and parcel-level feasibility matter more than borough averages. The practical test is whether verified current income supports the full basis, financing and business plan without requiring aggressive growth or an easier refinance.
