The Three Approaches to Property Valuation
Value can be studied through income, comparable transactions, or the cost of creating the asset.

The three traditional valuation approaches are the income approach, sales comparison approach, and cost approach. The income approach converts expected property benefits into value; sales comparison studies comparable transactions; the cost approach considers land value plus replacement or reproduction cost less depreciation.

Suppose you want to value a small bakery building. You could ask how much income ownership produces, what similar buildings sold for, or what it would cost to obtain land and build a comparable property today. Each question sees the same asset from a different direction. No method automatically has the final answer.
