Why Treasury Yields Matter More Than Asking Prices

A practical framework for understanding how the bond market, required returns, cap rates, and financing conditions shape commercial property values.

Many people believe commercial real estate prices are determined by asking prices. A seller names a number, the market reacts, and the building is discussed as though that number were its value.

Professional investors begin somewhere else. Before they study the building, they study the market for money. The first number many institutional investors check each morning is not an asking price. It is the U.S. 10-Year Treasury yield.

The Treasury yield does not mechanically determine the value of every property. It does, however, establish a widely observed benchmark against which dollar-denominated investments are compared. When that benchmark changes, the return required from commercial real estate can change with it.

Why Asking Price Does Not Determine Value

A seller can ask any price. The number may reflect the seller’s cost basis, debt balance, tax considerations, expectations, or simply a preferred outcome. None of those factors obligates the market to agree.

Investors underwrite the durability of net operating income, tenant credit, lease rollover, capital expenditures, financing terms, liquidity, location, and future growth. They then ask whether the expected return compensates them for those risks.

An asking price can frame a negotiation. It cannot override the cost of capital. Market value emerges where a qualified buyer’s required return meets a seller’s willingness to transact.

Treasury Yield Is the Foundation

U.S. Treasuries are commonly used as a baseline because they carry minimal credit risk and trade in a deep, liquid market. They are not free from inflation, duration, or mark-to-market risk, but they provide a reference point for the return available without taking property-level operating risk.

Commercial real estate is less liquid and requires investors to accept leasing, credit, capital expenditure, financing, and execution risk. Investors therefore generally require a return above the Treasury benchmark.

Cap rates do not move one-for-one with Treasury yields, and the spread between them is not fixed. Income growth expectations, asset quality, capital availability, and risk appetite all matter. Still, when the benchmark resets materially, every serious underwriting model must respond.

How Higher Treasury Yields Can Reduce Property Values

A simplified income-capitalization model makes the relationship visible: value equals net operating income divided by the capitalization rate.

Assume a property produces $1,000,000 of annual NOI. At a 5% cap rate, the indicated value is $20 million. If the required cap rate rises to 6%, the same income supports a value of approximately $16.7 million.

Nothing changed inside the building. The tenants, rent roll, and physical structure may be identical. What changed was the return required by capital—and the indicated value declined by about 16.7%.

The building did not change. The price of capital did.

Why Institutional Investors Watch Bonds Every Day

Pension funds, insurance companies, REITs, private equity firms, and banks do not evaluate commercial property in isolation. They compare Treasuries, corporate bonds, public equities, private credit, and real estate across a common framework: risk, liquidity, duration, and expected return.

When liquid Treasury securities offer a more competitive yield, an illiquid property may need a wider return premium to remain attractive. When benchmark yields fall, well-leased real estate may become relatively more compelling—provided its income and risk profile remain sound.

Lenders make a related calculation. The cost of funds, loan spreads, debt-service coverage, proceeds, collateral value, and regulatory capital all influence how much leverage is available and at what price.

The New York Perspective

Manhattan office assets can be especially rate-sensitive because they are long-duration, capital-intensive investments. Their economics often depend on future rent, tenant commitments, leasing concessions, build-out costs, and refinancing outcomes that unfold over many years.

Higher debt costs can reduce loan proceeds, pressure debt-service coverage, and require more equity at closing. Cap-rate expansion can also lower collateral value just as maturing debt needs to be refinanced.

This helps explain why bid-ask gaps can persist. Seller expectations may adjust slowly, while buyer bids react more quickly to debt quotations and required returns. The result is not one office market but a sharper separation between well-leased, well-capitalized assets and buildings facing near-term leasing or refinancing pressure.
